Research-Based Model

Karnes was founded in 1988 in Charlotte, North Carolina with a focus on providing commercial real estate research to local commercial brokers, developers, and economic developers. Karnes has produced its Karnes Report for nearly 20 years in the Charlotte area and has reported and tracked the development of the more than 90 million square feet of new for-lease commercial space in the Charlotte area alone since 1988. Karnes’ quarterly market reports form the foundation of the research-based model which allows for a better understanding of market trends and provides for a level of service far superior to that of a listing-only based system. Karnes’ strengths were first formed as a research firm focused on commercial real estate and not as web developers looking to provide a hands-off, income-generating listing system. In 1996, before many of the listing exchange providers in the United States had even been founded, Karnes was providing quarterly reports and market research solutions and analysis in both Charlotte and the Raleigh-Durham area. In 2001, Karnes began tracking the Asheville, North Carolina market and began development of its online Commercial Property Exchange solution, which is now offered in the Charlotte region, the Raleigh-Durham region, the Greensboro-Winston-Salem region, and the Western North Carolina region.
 

Our Process
To ensure that the information within the Commercial Property Exchange is accurate and up-to-date, Karnes’ team of researchers diligently reviews information within our Commercial Property Exchange. Below are some of our research methods.

30-Day Updates
All properties in the commercial infromation exchange are required to be updated on a 30-day rotation. The Commercial Property Exchange automatically notifies users via email when a property has not been updated in 30 days. In addition to email reminders, when users log into the Commercial Property Exchange they will be directed to an Update Required page to remind them to update properties that are out of date or are about to expire. Brokers and their staff can update any of these properties immediately or via the Quick Update form.

Quarterly Survey
In addition to the 30-day user update, Karnes’ team of researchers performs a quarterly update on all properties - both active listings and inactive listings. The purpose of this quarterly survey is to reconcile tenant activity, seek new listings that may not have been entered, and check the status of new construction projects. All properties, not just those listed by members of the CPE, will be surveyed during this process to ensure a complete database is maintained. The quarterly survey is performed via fax, email and phone.

Tenant Moves and Absorption Validation
In addition to surveying to obtain the latest information on a quarterly basis, Karnes also calls brokers to confirm tenant activity during each quarterly survey. This process enables us to ensure that transactions are entered correctly, properties are updated correctly, and that listings have not simply been withdrawn. This absorption validation process is critical to our market research and reports and provides us with an understanding of the market as a whole.

Development Drive
The Karnes team of researchers provide an additional level of research to ensure that all of the information necessary to make a sound analysis of the market is available. Our researchers physically drive every new commercial development, under construction property, and proposed site within the MSA every quarter to ensure that users know exactly what is happening in their market. This drive allows us to see what additional pressures through new construction will be placed on the market as the area continues to grow. Photos of all projects under construction or completed during the quarter are provided so users can check the status of new construction.
